Frequently Asked Questions
How many guests can the space hold?
Up to 50 guests. Our Mini and Classic packages are for up to 25 guests, and the Extended package covers up to 50.
What's included in the rental?
[Large dining table, chairs for up to 8 guests, access to the open-concept kitchen, Wi-Fi, and use of the living and dining areas. Please ask if you need something not listed, and we'll let you know if we can help.
How do I book, and how much is the deposit?
Send us your date, event type, and guest count using the form on this website, and we'll confirm availability within 24 hours. A [$X / 25%] non-refundable deposit holds your date, and the balance is due 7 days before your event.
What's your cancellation policy?
Cancellations 30 or more days before your event: deposit credited toward a future date. Within 30 days: deposit is non-refundable. If you need to reschedule, contact us as early as possible, and we'll do our best to move you to another date.
Can I decorate?
Yes, decorating is encouraged. Our black walls make balloons, florals, and light-coloured décor stand out. Please use painter's tape or removable hooks only. No nails, screws, tape on the walls, glitter, confetti cannons, or open-flame décor beyond tea lights or candles in holders. Any damage will be deducted from the security deposit.
When can we arrive to set up, and how long do we have to clean up?
Your booked time includes setup and cleanup unless you add extra time. Extra setup or cleanup hours are available for $90/hour if you need to decorate before your guests arrive.
Do I need to clean?
Please leave the space tidy: dispose of garbage, wipe the tables and counters, and load or wash dishes you use. A cleaning fee of $110 applies if the space needs extra work.
Can I bring my own food and drinks? Can I hire a caterer?
Yes to both. You're welcome to bring your own food or hire a caterer or private chef. The kitchen is available for warming, plating, and serving; please ask about full cooking.
Is alcohol allowed?
Guests may bring their own alcohol for private events, as long as it's consumed responsibly by adults of legal drinking age. We don't provide or sell alcohol, and events with ticket sales or a cash bar aren't permitted. The host is responsible for their guests.
What about parking?
We have two driveway spots and street parking nearby. For larger events, we strongly recommend carpooling and dropping guests off at the door. Please have guests obey posted street parking rules and avoid blocking neighbours' driveways.
Is there a noise limit?
Yes. We're in a residential neighbourhood, so please keep music and conversation at a respectful level, especially outdoors, and end events by [11:00 PM. Please ask guests to leave quietly.
Are children welcome?
Absolutely. Children's birthdays and family celebrations are welcome. Parents and hosts are responsible for supervising kids at all times.
Is the space wheelchair accessible?

Can I visit the space before booking?
Yes. We offer short viewings by appointment, typically [15-20 minutes] on weekdays. Send us a message to schedule one.
Are there any events you don't allow?
We don't allow public or ticketed events, parties promoted on social media as open to anyone, or activities that would disturb the neighbourhood or damage the space. We reserve the right to decline any booking.
Is there a security deposit?
We collect a refundable $350 security deposit at booking, which is returned within 3 days after your event, provided there's no damage and the space is left tidy.
Are there any other fees?
The price you see is your package price, plus any add-ons you choose. Applicable taxes will be added. There are no hidden fees, and we'll confirm everything in writing before you pay.
